What landlords can expect?

SmartMove was established in 1998 to support vulnerably housed and homeless people into safe and secure accommodation. During this time, we have worked with over 200 private landlords across the Calderdale area.

SmartMove have an experienced team dedicated to high standards of customer care. We are here to listen to the needs of landlords and support them to find a tenant for their properties.

We specialise in working with landlords who house people who are in receipt of welfare benefits. We support our landlords and tenants from the beginning of the tenancy for up to one year. The team are knowledgeable with regards to the benefits system and receive regular training to keep up to date with legislation and benefit changes.

How it works for Landlords

Register as a participating Landlord with Smart Move.

You will be asked to supply up to date copies of the gas safety certificate and ensure that smoke and carbon monoxide alarms are fitted and tested.

On receipt of the form the property is allocated to our Property Available list. The Support Workers use this list to match properties with the needs of our clients.

Once a tenant has been identified we will arrange a property viewing with the Landlord and the tenant.

We will carry out a property inspection to agree the condition of the property before the agreed let. This provides an accurate assessment of the property at the start of the tenancy.

Smart Move can provide a Tenancy Agreement Document, or you can use your own documentation. You will need to provide three copies, one for yourself, one for the tenant and one for SmartMove.

Regular checks on the property will be carried out throughout the agreed tenancy to identify and assess its condition.

The client will be supported throughout the tenancy with the aim of continuing in the tenancy unsupported.

At the end of the tenancy, all parties to agree the continuation of the tenancy. However, in the event of a dispute, all issues are addressed until a satisfactory resolution can be found, agreeable to all parties.

If it is necessary to recover possession of a property from a tenant, please inform SmartMove at the earliest opportunity, and provide us with a copy of the notice to quit documents.

We will work with you and support the client to end the tenancy as easily as possible.

How to Register as a Landlord in our Scheme

Contact us for a registration form, then complete, sign and return this to us.
The information on our registration form is used to contact you when suitable clients are found, to update information on your properties, and to send you updates on our Scheme.

What happens next
When a potential tenant is found a property viewing is arranged, for the landlord to meet the prospective tenant and discuss the terms of the tenancy.

If all parties are in agreement for the let to proceed, a property inspection is undertaken.

The property inspection outlines the condition of the property before the agreed let. This inspection protects both the landlord and tenant and provides an accurate assessment of the property at the start of the tenancy.

Regular visits are undertaken at the property to identify and address any support needs of the tenant. During these meetings the property will be checked to ensure it is being well maintained. Any issues with the property are brought to the landlord’s attention, and corrective actions discussed.

SmartMove can also provide a list of contractors to undertake any remedial works on the property. These contractors are available to all landlords registered with the scheme.

Support for Landlords
We provide an assessment of the client’s ability to afford the rent and utility bills.
Properties will be inspected at the beginning, during and at the end of tenancy, to agree and ensure condition is being upheld.

We will support our clients to claim all eligible benefits, and during their tenancy, encourage them to save for their bond to secure the property going forward.

We will aim to identify and address any issues that could lead to potential disputes as they arise, as part of the support offered to clients.

We will provide a written guarantee at the beginning of the tenancy to secure the property for our clients.

We will liaise regularly with other agencies to ensure the tenants are offered the required level of support.
